Real estate CRM with MLS integration: understanding IDX data feeds
Listing data is licensed, regulated and rarely free. Here is how MLS and IDX data actually reach a CRM.
Key takeaways
- MLS data is licensed through boards and providers, not scraped.
- RealEstateCRM.pk does not ingest MLS feeds today.
- Most agents get listing data through their IDX website or brokerage.
MLS data in plain terms
An MLS (Multiple Listing Service) is a database of listings shared among brokers. Access is governed by licences from the local board or MLS organisation. IDX and similar programmes allow participating brokers to display listings on their websites. Technically, modern feeds typically use the RESO Web API, the industry standard that replaced the older RETS protocol.
Status in RealEstateCRM.pk
We do not ingest MLS data feeds today. The CRM stores your contacts and deals; listing data stays with your IDX provider or brokerage. Agents who need listing data in the CRM usually rely on the IDX website, which passes leads and sometimes viewed-property information to the CRM.
How most agents get MLS data
| Route | Who provides it |
|---|---|
| Brokerage tools | Your broker’s website and systems |
| IDX website or plugin | A website vendor licensed for your board |
| Direct feed | A technology provider with their own data agreement |
Questions to ask an IDX or data provider
- Which boards or MLSs do you cover in my area?
- What lead data do you pass to a CRM, and how?
- What are the data licence terms and who is responsible for compliance?
- What happens to the leads if I leave?
Outside the US and Canada
Many countries do not use MLS. In the UK agents list through portals; in the UAE through portals and developer feeds. See the UK and UAE guides.
